Verkauf villa Corfu von 155 m² – ID 2311849

Construction is now underway on this exclusive collection of just four detached villas in the peaceful village of Poulades, one of Central Corfu's most desirable residential locations, exclusive with Chase Real Estate Corfu. Set within a landscaped estate of over 4,100 square metres, each villa sits on its own private plot of approximately 1,000 square metres, offering excellent privacy while remaining just 2 kilometres from the sea and a short drive from Corfu Town, Gouvia Marina and everyday amenities. Prices start from €600,000. The Development The development offers a choice of two spacious layouts, with 135 square metre villas from €600,000 and larger 155 square metre villas from €670,000. Every home has been designed with open-plan living in mind, combining bright interior spaces with large covered terraces, landscaped gardens and a private 40 to 42 square metre overflow swimming pool. The layout flows naturally between indoor and outdoor areas, making the most of Corfu's climate throughout the year, an approach that reflects considered, contemporary villa design rather than a generic new-build template. With only four villas in total, each on its own generous 1,000 square metre plot within a landscaped estate of over 4,100 square metres, the development offers a rare degree of exclusivity and privacy for a new-build project of this quality, avoiding the density that characterises many newer developments elsewhere on the island. Construction and Specification Built to modern European standards, the villas combine quality construction with energy-efficient design. Reinforced concrete structures, advanced thermal insulation, premium aluminium windows, Wi-Fi controlled heating and cooling, solar hot water systems and carefully selected finishes all contribute to homes that are built for comfort, durability and low running costs. The reinforced concrete construction exceeds European seismic standards, while the high-performance thermal insulation system works alongside premium, thermally broken aluminium windows and doors, double-glazed safety glass, fly screens and electric shutters to deliver genuine year-round energy efficiency. Heating and cooling are managed through a Wi-Fi controlled heat pump system, allowing owners to manage the climate of their villa remotely, whether adjusting conditions ahead of arrival or monitoring energy use while away. A solar hot water system further supports the villas' efficient specification, while contemporary fitted kitchens and luxury bathrooms with premium sanitary ware complete a build quality that stands apart from the more standard specification typical of new-build villas on the island. Mature olive trees from the estate will also be preserved and replanted, maintaining the natural surroundings as the project takes shape, ensuring the finished development retains a sense of established, mature landscaping rather than the bare, newly cleared appearance common to many new-build sites. Layout and Accommodation Both villa sizes are designed around open-plan living, dining and kitchen areas, with multiple en-suite bedrooms providing genuine privacy for family members or guests. An additional attic bedroom suite with its own bathroom adds further flexible accommodation, well suited to use as a guest room, a private retreat, or additional space as a family's needs evolve. Spacious covered terraces and pergolas extend the living space outdoors, connecting naturally with the landscaped gardens and private pool that define each villa's outdoor setting. Private covered parking for two to three vehicles is included with each villa, alongside a secure gated entrance to the estate and additional communal guest parking, a practical specification that is often overlooked in smaller new-build developments but adds genuine everyday convenience for owners and their visitors alike. The Location Poulades occupies a genuinely convenient position in Central Corfu, approximately 2 kilometres from the sea and within a short drive of Corfu Town and Gouvia Marina, giving residents easy access to the island's main urban centre, its principal marina, and a wide range of everyday amenities without sacrificing the peace and privacy of a quiet residential village setting. Investment Potential An exclusive collection of just four newly built villas, each on a private 1,000 square metre plot within a landscaped estate, combines the appeal of new-build energy efficiency and modern specification with a level of privacy and exclusivity rarely found in Corfu's new-build market. The choice between 135 and 155 square metre layouts allows buyers to select the villa that best matches their needs and budget, while the shared specification, reinforced concrete construction, premium windows, solar hot water and Wi-Fi controlled climate control, ensures a consistently high standard across the entire development. Whether intended as a permanent home, a holiday residence, or an investment property, the combination of privacy, quality construction and proximity to Corfu Town and Gouvia Marina gives these villas broad and lasting appeal. Chase Real Estate is proud to offer this development exclusively, representing an excellent permanent home, holiday home or investment opportunity in one of Central Corfu's most desirable locations.
