Apartment for sale in Lagos with 2 bedrooms – ID 2308773

Welcome to Alba Villas, a highly sought after residential development in the peaceful Meia Praia area of Lagos. Set within a quiet cul de sac, this low density community comprises a selection of villas and apartments, with just 20 apartments sharing a large and beautifully maintained communal swimming pool. The beach is only a short stroll away, making this an excellent location for enjoying the Algarve lifestyle, whether as a permanent home, holiday retreat or investment property. Situated on the top floor of a two storey building, the apartment is accessed via an external staircase leading to the front entrance, where a small covered terrace provides a pleasant spot for a coffee or morning breakfast. Inside, the entrance hall leads to two bedrooms and two bathrooms, one of which is en-suite. To the right is the fully fitted kitchen, with a generous opening onto the living area. This creates a bright, open feel while allowing plenty of natural light into both spaces. The spacious living room opens directly onto a partly covered terrace with beautiful sea views, providing a wonderful setting for outdoor dining or simply relaxing and enjoying the outlook. The apartment is equipped with air conditioning for both cooling and heating, and has been exceptionally well maintained by the current owners. New air conditioning units were installed about five years ago, and more recently, a couple of kitchen appliances have been replaced, including the washing machine and fridge/freezer. The property is offered with the furniture and equipment negotiable, providing flexibility for a new owner. There is also plenty of outside parking within the development. Residents enjoy the large communal swimming pool, surrounded by a generous sun terrace and well kept lawn, creating a pleasant and relaxing environment during the warmer months. Very reasonable condo fees approx €90/month. The land directly in front of the development is currently being developed with a small number of townhouses and apartments. Importantly, the new construction is not expected to materially affect the apartment's existing sea views. Once completed, the area will be landscaped and enhanced, and the development will possibly provide a new access road towards the beach, further improving an already excellent location. Built in 2006 by renowned local developers to a very high standard, Alba Villas has always been highly regarded, and properties here are rarely offered for sale. The location is difficult to beat. The long sandy beach of Meia Praia is approximately 700 metres away, as a crow flies, while Pingo Doce supermarket is around 1km, just a couple of minutes by car. The vibrant Lagos Marina is also close by, offering a selection of shops, cafés, bars and restaurants, as well as the pedestrian bridge across the marina, providing easy access into the historic centre of Lagos. With its sea views, proximity to the beach, communal pool, excellent maintenance and rental potential, this is a particularly interesting opportunity in one of Lagos's established residential areas.
