Business for sale in Koutouloufári of 700 m² – ID 2162502

Gorgeous, whitewashed, Cycladic-style villa, currently operating as a successful boutique hotel, with stunning coastal views due to its elevated position. The villa is built with a "residential permit" which is a unique opportunity to either live, work or combine both in the Mediterranean. The well-maintained condition of the building makes it ready for occupancy and operation. The exceptional property has been built and renovated by the current owners to a very high standard whilst retaining its authentic Greek character. The villa has 13 apartments, including 2 penthouse suites, measuring a total of 700 m², while the entire property is 2,800 m² and also includes a café, reception, swimming pool and olive grove. After many years of passion, it is now time for the owners to retire. Although the successful hotel business, which is still in operation, enjoys an excellent reputation, attracts a wide range of international guests and is published in respected magazines and books, the sale relates only to the building including the land and not to the business as it is a sole proprietorship. It is of course at the discretion of the new owner whether he wants to operate the property as a boutique hotel or promote his own new concept. The business operates with high room rates and has a high occupancy rate. The hotel's location and size make it ideal for weddings, yoga retreats and other special family or business events. On the island of Crete, the villa is located in a quiet location in the mountain village of Koutouloufari overlooking the breathtaking Aegean Sea. The picturesque traditional villages of Koutouloufari, Piscopiano and Old Hersonissos, all within walking distance, are full of friendly little taverns and cafes. With just 1 km from the sea, it is the ideal location if you are looking for a quiet base with lots of entertainment nearby. Or if you want to explore the island – the central location is the perfect starting point. The very first stone was laid in 1980, although the villa was built in different phases and even recently renovated continuously in 2023. Everything was made with love, care and craftsmanship using high quality materials. This is reflected in the well-maintained condition of the building and makes it ready for occupancy. The two-story, whitewashed, Cycladic-style building features 13 spacious apartments, including 2 superb penthouse suites, with breathtaking sea, bay and mountain views. All apartments are stylishly furnished and feature comfortable built-in beds, a spacious living room with a practical kitchenette, a newly renovated bathroom with a large walk-in shower and either a balcony or terrace with sea, bay, lush garden or mountain views. Think original terracotta and deco cire floors, fresh whitewashed walls, island-style wooden furniture, hand-made lace curtains and many other details that enhance the villa's character. The heart of the villa is the sparkling tiled swimming pool (5 x 10 m), powered by an eco-salt water system. The pool is surrounded by large wooden pergolas, providing just the right amount of shade for the lounge chair area. The stylish “Kafenion” style café offers a relaxed and comfortable seating area. The bright and airy space, shared with a practical reception desk, features high wooden ceilings, original terracotta floors and traditional wooden doors and windows. These doors open onto a delightful terrace overlooking the pool where you can enjoy the spectacular coastal views. The villa is set in a walled, peaceful, well-kept garden with precious, large palms, lemon and orange trees, lavender, bougainvillea, jasmine, cacti, herbs and much more. In addition, the rustic olive grove behind the villa provides around 100 liters of organic extra virgin olive oil annually for you or your guests! All apartments are equipped with air conditioning and the water is heated using solar energy. There is a practical laundry room for housekeeping and a white wooden garden shed for tools and storage.
