Positioned in one of the most prestigious and high-demand locations on the Costa del Sol, this exceptional commercial asset presents a rare opportunity to acquire a fully operational car park business in the heart of Puerto Banús. Offering a combination of immediate income generation, prime beachfront positioning and significant future growth potential, the property represents a unique investment in one of southern Europe's most exclusive destinations. Located beneath the renowned Playas del Duque residential complex, the car park occupies a strategic frontline beach position just moments from Puerto Banús Marina, Ocean Club and the area's collection of luxury boutiques, fine dining restaurants, beach clubs and five-star hotels. A direct pedestrian exit leads to the beachfront promenade, ensuring effortless access for both residents and visitors while reinforcing the facility's exceptional convenience. With year-round demand driven by tourism, local residents and the area's vibrant commercial activity, the location offers a consistently strong foundation for long-term investment performance. The asset comprises a total of 173 parking spaces, of which 163 are included in the sale, together with a dedicated car wash facility that provides an additional revenue stream. The property is divided into 168 individual registered units, creating considerable flexibility for future ownership strategies. Investors may choose to continue operating the business as a single income-producing asset or capitalise on the opportunity to sell individual parking spaces over time, unlocking further value through a phased disposal strategy. Since acquiring the property in 2021, the current owners have undertaken an extensive programme of refurbishment to transform the facility into one of the highest-quality parking operations in Puerto Banús. Completed in 2024, the renovation included significant upgrades to the infrastructure, services and operational systems, ensuring the property meets modern standards of functionality, efficiency and user experience. The result is a contemporary, impeccably maintained facility that requires no immediate investment and offers a seamless transition for a new owner. Beyond its excellent physical condition, the investment is distinguished by its exceptional income potential. The existing business benefits from both short-term and long-term parking rentals, generating reliable revenue throughout the year in a location where secure parking remains in consistently high demand. The addition of the car wash operation further enhances the asset's commercial appeal, while the flexibility of the ownership structure creates multiple opportunities to optimise future returns. The surrounding market continues to demonstrate the strength of this investment proposition. Private parking spaces within Puerto Banús command premium values, with individual units in the immediate area achieving prices of up to €45,000. This provides a compelling alternative strategy for investors seeking to realise capital appreciation through the sale of individual spaces while continuing to benefit from ongoing operational income during the process. Commercial opportunities of this calibre are exceptionally rare within Puerto Banús, particularly those combining a frontline beach location, established cash flow and clear asset management potential. Whether acquired as a long-term investment, a high-performing income-producing business or a strategic value-add opportunity, this property offers outstanding prospects in one of Marbella's most sought-after destinations. Combining an unrivalled location, proven operational performance and considerable future potential, it represents a landmark investment in the heart of the Costa del Sol's luxury lifestyle market.
