Established Holiday Rental Complex with Private Pool, Bar & Games Room in Sidari, North Corfu – ID 2289976

7 Bedrooms | 228 m² Residential Accommodation | 162 m² Bar & Games Room | 1,372 m² Plot | Private Pool | €325,000 Exclusive to Chase Real Estate Corfu, this established holiday rental property presents an attractive opportunity to acquire a multi-unit accommodation business within walking distance of the beach, restaurants, bars and shops of Sidari in North Corfu. Built in 2000, the property provides approximately 228 m² of residential accommodation arranged across two floors, currently configured as three independent living spaces, together with a substantial separate 162 m² bar and games room. Set within a 1,372 m² private plot with swimming pool, the property generated approximately €62,000 in turnover during 2025, providing a proven foundation for a future owner wishing to continue or further develop the existing holiday rental operation. Offered at an asking price of €300,000, the combination of established income, multiple accommodation units, substantial additional commercial-style space and a popular tourist location makes this a particularly interesting investment opportunity. The Property The main building extends to approximately 228 m² across two floors, with each level measuring approximately 114 m². Rather than operating as one conventional residence, the property is currently divided into three separate accommodation areas, allowing different groups of guests to occupy the property independently. Across the complex there are approximately seven bedrooms, together with multiple kitchens and bathrooms, providing considerable flexibility for holiday rental use, extended families or a combination of private and guest accommodation. Ground Floor Residence The approximately 114 m² ground floor forms the largest individual residence within the property. Accommodation includes a large kitchen, bathroom and three bedrooms. Each bedroom currently accommodates two guests, while one bedroom also incorporates an additional bunk bed. The scale of this floor makes it suitable as the principal owner's residence if a future purchaser wishes to live on-site while continuing to rent the upper accommodation. Alternatively, it can remain part of the wider holiday rental operation. First-Floor Apartments The approximately 114 m² upper floor is currently divided into two independent apartments. The first is arranged as a studio-style apartment with its own bathroom and sleeping accommodation for up to four guests, currently configured with two single beds and a bunk bed. The second apartment provides two bedrooms, each accommodating two guests, together with its own kitchen and dining area and bathroom. Having two independent units on this level provides useful flexibility when managing reservations, allowing accommodation to be rented separately to different groups rather than relying exclusively on whole-property bookings. Private Swimming Pool & Grounds The property occupies a generous 1,372 m² plot, providing substantial outdoor space for guests and owners. At the centre of the exterior accommodation is a private swimming pool, an important feature for a holiday rental property in Sidari and one that significantly enhances its appeal throughout the summer season. The surrounding grounds provide additional space for relaxation, outdoor seating and entertaining, with further potential for improvement or landscaping according to the requirements of the future owner. 162 m² Bar & Games Room A particularly valuable feature is the separate 162 m² bar and games room. This substantial additional area considerably expands the facilities available beyond the residential accommodation and provides an established entertainment space for guests. Depending on the future owner's plans, the building could continue in its existing role or potentially be adapted or improved for alternative uses, subject to any necessary permissions and licensing requirements. Combined with the swimming pool and multiple accommodation units, the bar and games room gives the property the feel of a small private holiday complex rather than a conventional residential home. Infrastructure The property benefits from an underground water storage tank with an approximate capacity of 2,000 litres, providing useful additional water storage. A soakaway system is also in place. These existing infrastructure features contribute to the practical operation of the property, particularly given its current use as multi-unit holiday accommodation. The Location – Sidari, North Corfu The property is positioned just off the main road into Sidari, providing convenient vehicle access while being sufficiently set back to offer a quieter environment away from the immediate road traffic. One of its strongest advantages is the ability for guests to reach the beach, bars, restaurants and local shops on foot, reducing dependence on a car during their stay. Sidari is one of North Corfu's most established holiday destinations, offering extensive tourism infrastructure and a long summer season supported by a wide selection of beaches, restaurants, entertainment venues and visitor services. For an investment property already operating within the tourism market, this established location provides an important advantage. Established Rental Business The property is already operating successfully as a holiday rental business, generating approximately €62,000 in turnover during 2025. This existing trading history provides a future buyer with a clearer understanding of the property's rental capabilities than would be possible with an untested investment. There is also scope for a new owner to review pricing, presentation, marketing, landscaping and the use of the substantial bar and games room with the aim of further developing the business. The existing configuration also creates several ownership strategies. The entire property could continue as holiday accommodation, one section could be retained for private use while the remaining apartments are rented, or the property could function as a multi-generational family residence with independent guest accommodation. Investment Potential At €325,000, the combination of approximately 228 m² of residential accommodation, a further 162 m² bar and games room, 1,372 m² of land, private swimming pool and established rental turnover creates an unusual proposition. Rather than purchasing a property that must first be renovated and established within the rental market, a buyer is acquiring an existing operation with accommodation already divided into multiple units. The opportunity therefore lies both in continuing the existing business and in potentially improving and repositioning the property over time to increase its overall appeal and revenue potential.
