Casa do Passo — Refurbished Comercial Historic Building in the Heart of Funchal – ID 2303410

A unique location. Centuries of history. A fully refurbished Comercial building. Four independent spaces with countless possibilities. In the heart of Funchal, between the emblematic Largo do Pelourinho and Rua 31 de Janeiro, is for sale the Casa do Passo, a building of singular commercial use where heritage, location and investment potential come together. Comprising four floors, corresponding to four independent units, and designated for commercial use, the building occupies a privileged position in one of Funchal’s most central, vibrant and historically significant areas. Casa do Passo stands in a location deeply connected to the origins and development of Funchal. Historical research into the property places Largo do Pelourinho at the heart of the city’s earliest development and records that this area, beside the former seafront, served for approximately five centuries as an important commercial centre and a key connection between Madeira and the wider world. As early as the 15th century, Largo do Pelourinho was associated with merchants’ houses and Funchal’s first Customs House, established in 1477. Historical research also records the presence of the German Welser trading house in the area and its connection with the former Rua Direita, once one of the city’s principal thoroughfares. One of Casa do Passo’s most distinctive historic features can still be seen on its façade. The property preserves a historic Processional Station associated with the Procession of Senhor dos Passos, dating from between 1620 and 1700. According to the historical research, it is one of only two surviving examples from what is believed to have originally been a group of five. This heritage feature was restored in 1991. Documentary research into Casa do Passo also identifies records associated with the property from the early 17th century and traces its connection with different families over successive generations. The building subsequently appears in family inventories as “Bens de Raiz”, reflecting its continuity through several centuries of Funchal’s history. Alongside this remarkable heritage, the property offers an important advantage for modern use: **the building has been extensively refurbished**, including **new plumbing and electrical installations throughout, new flooring, as well as various interior improvements and finishes**. The refurbishment combines the historic character and identity of Casa do Passo with updated infrastructure suitable for contemporary commercial use. Another outstanding feature is the **sea view from the windows on every floor**, offering privileged perspectives across Funchal and towards the Atlantic Ocean. The location is equally exceptional. Situated in one of the most emblematic areas of central Funchal, the property is within close proximity to shops, restaurants, services, tourist accommodation and many of the city centre’s principal attractions. With four independent units, the building also provides considerable flexibility for different concepts and business models, including retail, offices, professional services or other activities compatible with its designated commercial use and the applicable legal requirements. Casa do Passo represents a rare opportunity to acquire a refurbished historic building in a prime central location, with four independent units, sea views and a remarkable identity closely connected to the history and development of Funchal. More than simply acquiring a property in the city centre, this is an opportunity to invest in a building that forms part of centuries of Funchal’s history.
