New development with Private Pools in Poulades, Corfu – ID 2311833

Chase Real Estate is pleased to present this exclusive new development of contemporary villas for sale in the village of Poulades, just above Gouvia and within minutes of some of the most practical and well-connected amenities on the island. Comprising five detached two-storey villas, each with approximately 140 square metres of internal living space on its own private plot complete with a swimming pool, landscaped garden, covered parking and an automated entrance gate, this is a development of genuine quality and convenience, with three homes currently available following the sale of the first two, which are now under construction. Each remaining villa is offered at €420,000. The Villas Each home within the development has been designed for modern, comfortable living, with three bedrooms and two bathrooms arranged across two floors. The ground floor centres on a spacious open-plan kitchen, dining and living area approximately 7.5 metres wide, complete with a kitchen island that anchors the space as a genuine social hub for daily life and entertaining. Upstairs, a flexible additional room offers the new owner the choice of configuring the space as a home office, a second lounge, a playroom or further guest accommodation according to their own requirements, while large covered balconies serve both of the upstairs bedrooms, extending the living space outward and providing comfortable private outdoor areas at first-floor level. A dedicated storage room completes the practical specification of each home. Outdoor Living Every villa within the development benefits from its own private swimming pool and landscaped garden, creating a genuinely private outdoor environment for each individual home rather than the shared facilities more typical of complex developments. A covered pergola of approximately 20.5 square metres and a large outdoor terrace approximately 8.4 metres wide provide generous space for outdoor dining and relaxation, while covered parking and a fully fenced plot with an automated entrance gate ensure both practicality and security for residents. Construction and Specification Built for durability, energy efficiency and low maintenance, each villa is constructed using reinforced concrete with external thermal insulation and natural Corfiot stone cladding, combining structural performance with an aesthetic that is sympathetic to the island's traditional architectural character. Heat pump heating and cooling, complemented by fan coil climate control, ensure year-round comfort, while a solar hot water system and an electric vehicle charger reflect a forward-thinking approach to sustainability and modern infrastructure. Starlink internet installation, a fully fitted kitchen, built-in wardrobes, wooden flooring upstairs and premium sanitary ware by brands including Laufen and Roca complete a specification that places these villas firmly among the better-equipped new-build developments currently available on the island. The Location Poulades occupies a genuinely convenient position just above Gouvia, placing residents within minutes of Gouvia village, Gouvia Marina and Gouvia Beach, as well as Corfu Town, Corfu Port, Corfu General Hospital and Corfu International Airport. This combination of practical accessibility to almost every essential destination on the island, from healthcare to international travel, gives the development a location of exceptional everyday convenience that is rarely matched by new-build properties of this quality and price point. Payment Terms The development is structured around a clear and staged payment process, beginning with a reservation deposit of €10,000. The purchase contract is signed following completion of the foundations, including the building permit and ownership documentation, with €110,000 payable upon completion of the concrete structure and the remaining balance payable in further agreed stages as construction progresses. Investment Potential A new-build detached villa of 140 square metres with three bedrooms, a private pool, landscaped garden, heat pump heating and cooling, solar hot water and an EV charging point, in a fully secure development just minutes from Gouvia and Corfu Town, at €420,000, represents an excellent opportunity to acquire a brand new, energy-efficient home in one of the island's most practically connected locations. With only three of the five villas remaining and the first two already under construction, this development offers a limited and rapidly diminishing opportunity for purchasers seeking a turnkey new property combining contemporary design, premium specification and outstanding convenience.
