Beachfront Estate with 2 Villas in Skiathos – ID 2311695

Set along the highly sought-after southern coast of Skiathos, this exceptional beachfront villa estate comprises two fully independent residences, offering approximately 700 sq.m. of combined living space. Set on a generous 3,800 sq.m. plot, the property features a total of 12 bedrooms and two private swimming pools, creating an impressive private retreat in one of the island’s most desirable coastal locations. Its south-facing position benefits from natural protection from the prevailing northerly winds, while a golden sandy beach is reached in just 1 minute on foot via paved pathways within the grounds. The property is also approximately 15 minutes by car from Skiathos Port and Skiathos Airport. The estate's configuration is particularly well suited to extended families, guests or owners seeking 2 separate residences within the same coastal property. Villa 1 extends to approximately 400 sq.m. over 3 levels, with an additional beach level, and is centred around a 98 sq.m. infinity pool. It offers 6 bedrooms, including 4 master ensuite bedrooms with sea views, together with 1 single bedroom and 1 flexible-use room with its own independent entrance. An additional ensuite staff bedroom provides further practical accommodation. Villa 1 includes 5 bathrooms, 1 WC and an outdoor shower. Its principal indoor living area combines a spacious lounge with fireplace and dining space, complemented by a fully equipped kitchen. Outdoor living is an integral part of the design: a 150 sq.m. indoor-outdoor area extends in front of the pool, while a separate open-air lounge is positioned to enjoy sunset views. A shaded seating area on the ground floor and an outdoor barbecue beside the pool create several distinct settings for dining, entertaining and relaxation. Villa 2 provides approximately 300 sq.m. of accommodation and a 55 sq.m. swimming pool. It contains 6 ensuite bedrooms, 5 with sea views. Each bedroom has its own entrance from the terrace, allowing the rooms to function as individual suites and giving guests a high degree of independence. The villa also includes 6 bathrooms and an outdoor shower. Its living spaces have been designed around the connection between interiors, terraces and the Mediterranean setting. An indoor lounge connects with the master suite, while 2 substantial indoor-outdoor areas of approximately 150 sq.m. each are positioned on the 1st floor and at pool level. A further shaded ground-floor sitting area expands the choice of private and communal spaces. The villa has a fully equipped indoor kitchen as well as an outdoor kitchen and barbecue at pool level. Additional amenities across the estate include a walk-in wardrobe in the master suite, a wine cellar, laundry facilities and storage at beach level with an outdoor shower. Air conditioning, heating, blackout shading and insect screens are provided throughout, while all bathrooms feature height-adjustable showers. Parking accommodates 6 vehicles, supplemented by an enclosed garage with a garage door. The location reinforces the property's appeal as a Mediterranean coastal residence. Skiathos is part of Greece's Sporades island group and is internationally recognised for its extensive coastline, lush landscapes and more than 60 beaches. The island's southern shores are generally associated with calmer, more sheltered waters than its wind-exposed northern coastline, supporting the relaxed beach lifestyle that defines this side of Skiathos. With 2 independent villas, extensive accommodation, multiple indoor-outdoor living areas, 2 pools and exceptionally convenient pedestrian access to a sandy beach, the estate offers considerable flexibility for multi-generational living, hosting family and guests, or use as a substantial second or holiday home in Greece. Its combination of privacy within the residences and generous shared lifestyle spaces allows larger groups to stay together without sacrificing independence.
