Seven-Bedroom Renovation Project with Panoramic Sea Views for Sale in Kassiopi, North East Corfu – ID 2311713

Chase Real Estate is pleased to present this substantial renovation opportunity for sale in Kassiopi, one of the most celebrated and sought-after villages on the north-east coast of Corfu. Set just a two-minute walk from the centre of Kassiopi, with unobstructed panoramic views over Kalamionas Beach and the surrounding mountains, this 196m² property across two floors represents one of the most compelling renovation projects currently available on the island. With seven bedrooms, five bathrooms, an elevated and private position, all paperwork confirmed to be in order, and thirty percent of the property already renovated and in use by the current owner, this is a canvas of genuine scale and potential in a location that requires no introduction to anyone familiar with the North East Corfu property market. Price negotiations are welcome and the vendor is motivated to sell. The Property The house extends to 196m² across two floors, accommodating seven bedrooms and five bathrooms in a layout that is generous enough to support multiple simultaneous uses and configurations once the renovation is complete. Seven bedrooms and five bathrooms is a specification that places the finished property firmly in the upper tier of the Kassiopi holiday rental market, where large group accommodation is consistently in high demand throughout an extended season and commands weekly rates that smaller properties simply cannot achieve. The scale of the project is the scale of the opportunity, and buyers who approach it with that perspective will find the potential here considerable. Thirty percent of the property has already been renovated and is currently in use by the owner, which means the project is not starting entirely from scratch and the existing renovated portion provides a liveable base from which work on the remaining areas can be managed and executed without requiring the buyer to be absent from the site. The remainder of the property requires a full renovation programme, the scope and specification of which is entirely at the buyer's discretion, and the current condition is honestly reflected in the asking price. The vendor has indicated that if the property is to remain at the €400,000 asking price, the arrangement will be on an exclusive basis with Chase Real Estate. The two-floor layout provides natural separation between living and sleeping levels, or between an owner's accommodation and guest areas, depending on how the buyer chooses to configure the finished property. This flexibility in layout planning is one of the advantages of approaching a renovation project of this scale with a clear vision, and the generous floor area ensures there is sufficient space to create something exceptional without compromises. The Views The panoramic views over Kalamionas Beach and the surrounding mountains are the defining feature of this property and one of the principal reasons the location commands the attention it does. From the elevated position of the house, the outlook is unobstructed and expansive, taking in the beach, the sea, and the dramatic green hillside and mountain backdrop that characterises this part of the north-east coastline. Views of this quality from a property this close to the centre of Kassiopi are rare, and they represent a commercial asset of the first order for any buyer intending to develop the property as a holiday rental. Guests choosing between properties in this market will consistently favour a view of this standard, and it will be reflected in both the rates achievable and the occupancy levels maintained throughout the season. The Location Kassiopi is among the most admired and consistently popular villages in all of Corfu, a place that combines the character and charm of a historic fishing village with the practical amenities and social infrastructure of a well-developed coastal resort. The harbour, the castle ruins, the waterfront tavernas, the beaches, the shops, and the restaurants of the village centre are all within a two-minute walk of the property, placing it in a position of exceptional convenience that very few properties in Kassiopi can match. The combination of central village access, beach proximity, and the elevated sea and mountain views means this property occupies one of the genuinely privileged positions available in the village. The north-east coastline around Kassiopi is one of the most naturally beautiful stretches of Corfu, with clear water, green hillsides, and a series of bays and beaches that attract visitors throughout an extended season. The village itself has a loyal and returning visitor base from across Northern Europe, and the demand for quality accommodation here is among the most consistent and reliable in the island's rental market. Investment Potential A seven-bedroom, five-bathroom property with panoramic sea views, two minutes from the centre of Kassiopi, represents a finished rental asset of genuine premium status. Large villa rentals in Kassiopi with sea views and central village access are among the most sought-after and highest-grossing properties in the North East Corfu market, and a property of this bedroom count and specification, once renovated to a quality standard, would be positioned to command weekly rates that reflect the scarcity and desirability of the combination it offers. The renovation investment required to bring the property to that standard is the buyer's to define, and the entry cost at €400,000, against the finished asset value and rental income potential of a well-executed result in this location, leaves a meaningful margin for a buyer approaching the project with commercial clarity. For buyers whose primary motivation is personal use, the scale, views, and central village position deliver a quality of life in Kassiopi that is simply outstanding and available here at a price that honestly reflects the current condition rather than the finished potential.
