Unfinished 280 m² House on 1,835 m² Plot in Kouramades, Corfu – ID 2311902

280 m² Total Property | 1,835 m² Plot | 200 m² Main House | 80 m² Attic | Renovation & Completion Opportunity | €175,000 Located in the traditional village of Kouramades in Central Corfu, this substantial unfinished property presents an excellent opportunity for a buyer looking to complete and personalise a large residence in a peaceful countryside setting. Set on approximately 1,835 m² of private land, the property provides around 280 m² of total space, comprising approximately 200 m² within the main house together with an additional 80 m² attic. The building remains unfinished, allowing a future owner to determine much of the final interior design, layout and specification according to their individual requirements. Offered at an asking price of €175,000, the combination of substantial internal space, generous land and the ability to complete the property to a chosen standard makes this an interesting proposition for a permanent residence, holiday home or investment project. The Property The main residence extends to approximately 200 m², providing significantly more accommodation than a typical village home. Because the property remains unfinished, the interior presents a largely blank canvas for a future owner. Depending on the existing approved plans and structural configuration, the space could potentially be arranged to provide multiple bedrooms, bathrooms and generous open-plan living areas. This flexibility allows buyers to approach the project according to their own priorities rather than inheriting an existing interior that would first need to be removed or extensively remodelled. 80 m² Attic In addition to the principal accommodation, the property benefits from an approximately 80 m² attic, bringing the stated overall space to approximately 280 m². The attic provides considerable additional flexibility and could potentially be incorporated into the overall accommodation depending on its approved use, ceiling heights and the applicable building regulations. It could provide valuable additional space for bedrooms, guest accommodation, an office, storage or other uses appropriate to the final design. The exact legally recognised areas and permitted use of the attic should be confirmed through the property's technical documentation before any completion works are undertaken. 1,835 m² Private Plot The house occupies a generous 1,835 m² plot, providing substantial outdoor space around the building. This gives a future owner the opportunity to design the exterior alongside the house itself, potentially incorporating landscaped gardens, terraces, outdoor dining areas and parking. Depending on the applicable permissions and available space, the grounds could also potentially accommodate additional recreational features such as a swimming pool. The combination of a large residence and substantial surrounding land provides the opportunity to create a complete private property rather than simply finishing the existing building. Completion & Customisation Potential The unfinished condition is one of the property's principal advantages for buyers specifically looking for a project. Rather than paying for an existing interior specification and subsequently undertaking a major renovation, the new owner can complete the residence according to their preferred layout, kitchen and bathroom designs, flooring, lighting, heating and cooling systems, finishes and overall architectural style. With approximately 280 m² of stated total space, there is considerable scope to create a substantial family home or high-quality holiday residence. Any changes to the existing plans or proposed use of the different areas should be reviewed by an engineer and remain subject to the necessary approvals. The Location – Kouramades The property is located in Kouramades, a traditional Corfiot village situated approximately 13 km southwest of Corfu Town. The village is characterised by traditional architecture, narrow streets and a strong year-round residential character, providing a quieter alternative to Corfu's larger coastal resorts. Surrounded by the green countryside of Central Corfu, Kouramades offers an attractive environment for buyers looking for greater privacy while remaining within convenient reach of the island's principal services. Its central position also provides access towards Corfu Town, the airport and the west coast, making it practical for both permanent living and holiday ownership. Investment Potential At €175,000, the property offers buyers the opportunity to acquire a substantial unfinished residence and complete it according to their own requirements. The combination of approximately 200 m² of principal accommodation, an additional 80 m² attic and 1,835 m² of land provides significant scope for creating a sizeable private residence. For investment buyers, completing the property to a high standard could potentially create a substantial holiday villa or future resale opportunity, particularly if the outdoor areas are developed alongside the residence. The unfinished condition means that additional investment will be required, but it also allows the future owner greater control over where that investment is directed.
