180 m² House | 424 m² Plot | Panoramic Sea Views | Expansion Potential | €155,000 Set in the peaceful hillside village of Katavalos in North East Corfu, this substantial traditional home offers approximately 180 m² of accommodation arranged across two floors, positioned on a 424 m² plot with spectacular panoramic views across the Ionian Sea. The property requires renovation but offers considerable potential for transformation into a spacious permanent residence, character holiday home, or rental investment. Its combination of generous existing accommodation, sea views, private outdoor space, parking, and potential for further development makes this an interesting opportunity within one of Corfu's most desirable regions. Located only a short drive from Nissaki Beach and the North East coastline, the property provides a peaceful traditional village setting while remaining within easy reach of beaches, tavernas, restaurants, and everyday amenities. The House Extending to approximately 180 m² across two floors, the existing residence provides substantial internal space and considerable flexibility for a future renovation. The size of the property allows for the creation of generous living and dining areas together with multiple bedrooms and bathrooms, depending on the layout preferred by the new owner. As the house requires renovation, there is an opportunity to completely reconsider the interiors while retaining the character of the original village property. Traditional architectural elements could be combined with contemporary finishes and modern systems to create a comfortable home suitable for year-round or holiday use. The two-level configuration also provides opportunities to separate living and sleeping accommodation or potentially create independent areas for guests. Panoramic Sea Views One of the defining features of the property is its elevated position overlooking the Ionian Sea. The house enjoys wide, uninterrupted views across the surrounding green hillsides and coastline, creating an impressive outlook from both the residence and its outdoor areas. A spacious terrace provides an ideal position from which to enjoy the scenery and could become one of the property's principal entertaining areas following renovation, with ample space for outdoor dining, seating, and relaxation. The combination of traditional village surroundings and expansive coastal views gives the property a distinctive character that would be difficult to replicate in a more developed resort location. Gardens & Outdoor Space The residence occupies a 424 m² plot, providing valuable private outdoor space within the village. The property benefits from a garden and parking area, while the existing outdoor spaces provide considerable potential for landscaping and improvement. Following renovation, the grounds could be redesigned to incorporate Mediterranean planting, shaded dining areas, terraces, and additional relaxation spaces positioned to take advantage of the sea views. There is also potential for the construction of a private swimming pool, subject to the necessary technical studies, planning regulations, and approvals. Expansion & Renovation Potential In addition to the existing 180 m² residence, the property may offer potential for further expansion, subject to confirmation of the remaining building allowance and all applicable planning requirements. This creates additional flexibility for a buyer considering a larger private residence, additional guest accommodation, or other improvements. Combined with the possibility of adding a swimming pool, the property provides an opportunity to transform an existing traditional house into a substantially upgraded private villa while retaining its authentic village setting. Any additional construction or pool development would, of course, remain subject to the necessary permissions and technical confirmation. The Location – Katavalos, North East Corfu The property is situated in Katavalos, a peaceful hillside village in North East Corfu, surrounded by the olive-covered landscape for which this part of the island is particularly well known. Its elevated position provides the panoramic sea views while maintaining a quieter and more traditional atmosphere than the nearby coastal resorts. The wider North East coastline provides access to some of Corfu's most celebrated destinations, including Agni, Kalami, Kerasia and Kassiopi, together with numerous smaller beaches, bays, and traditional tavernas.
