Contemporary Sea-View Villa for Sale in Kea – Kalamos, Building Permit Granted – ID 2191502

In the peaceful setting of Kalamos, on the northern coast of Kea, this contemporary villa offers an elegant and intimate interpretation of island living, opening generously towards the Aegean Sea. It forms part of a discreet collection of just two villas, designed in natural stone and raw concrete and integrated into the hillside beneath planted roofs. Set on approximately 2,599 sqm of private land, the property develops over approximately 180 sqm on two levels, comprising a 90 sqm main level and a 92 sqm lower level. The main level features two en-suite bedrooms, a guest WC and a generous open-plan living and dining area opening directly onto the pool terrace. The living spaces have been conceived in close relationship with the outdoors, allowing natural light to enter generously while extending the house naturally towards the surrounding landscape and sea. The private swimming pool, pergolas and landscaped outdoor spaces create a series of places for outdoor living, directly connected to the interiors. The lower level is dedicated to practical spaces, including storage, a wine cellar and technical rooms, allowing the main living areas to retain their sense of openness and simplicity. The architecture combines natural materials with a deliberately restrained contemporary expression. Features include a fireplace, underfloor heating, marble and wooden flooring, pre-installed air conditioning and a home automation system.
