New residences project in Exostis, Nafplion. – ID 2298926

Set on the gentle hills above Nafplio, this exclusive new residential project brings together contemporary Mediterranean architecture, beautiful natural surroundings and the exceptional quality of life for which the Argolida is renowned. Designed for those seeking a refined home in Greece, the development offers a peaceful setting while remaining remarkably close to the historic centre and the coast. The project comprises a limited collection of just five private residences, each thoughtfully designed across two levels to create bright, comfortable and highly functional living spaces. With 74–86 sq.m. of interior space, the residences feature two bedrooms and two bathrooms, with open-plan living and dining areas connected to private landscaped outdoor spaces. Large openings and carefully positioned windows allow abundant natural light into the interiors while framing the surrounding mountain and countryside views. The architectural concept combines clean contemporary lines with warm Mediterranean materials, creating homes that feel both modern and naturally connected to their setting. Private gardens provide an inviting extension of the living areas, ideal for morning coffee, relaxed outdoor dining or long summer evenings under the Peloponnese sky. Particular attention has been given to energy efficiency and year-round comfort. Each residence is designed to achieve Energy Class A, incorporating A+++ air-conditioning for heating and cooling, an autonomous heat-pump heating system, solar panels for domestic hot water and high-performance thermal-break double-glazed windows. The result is a modern home designed to offer comfort, efficiency and reduced running costs. The location is one of the project's greatest advantages. Exostis enjoys an elevated position just minutes from Nafplio, one of Greece's most atmospheric and historic towns, with its Venetian architecture, harbour promenade, restaurants and cafés. The beautiful beaches of Tolo are also around five minutes away, while the sea is approximately 6 km from the residences. Athens International Airport can be reached in around 1 hour and 20 minutes, making the properties particularly convenient for international owners. Construction is scheduled to commence in July/August 2026, with the residences being offered off-plan and developed through clearly defined construction stages. Their combination of modern design, excellent energy performance, private outdoor space and proximity to both Nafplio and the sea makes them equally appealing as a permanent residence, a private holiday home or an investment property in one of the Peloponnese's most established destinations. Prices from €223,000 to €259,000. Floor plans and further information available upon request.
