Two-Bedroom Villa with Pool and Sea Views for Sale in Spartillas, Corfu – ID 2311703

Chase Real Estate is pleased to present this beautifully designed two-bedroom villa for sale in Spartillas, a hillside village in North Corfu offering some of the most celebrated panoramic views on the island. Set on a 350m² plot with a swimming pool, landscaped garden, and parking for three cars, the villa looks directly out over Corfu Town and the Ionian Sea in a view that is genuinely among the finest available from any privately owned residential property in this part of Corfu. Completed in 2013, fully furnished, and ready to occupy immediately, this is a property that asks nothing of its new owner before the enjoyment can begin. The Property The villa extends to 104m² across an inverted layout that has been designed deliberately and intelligently to prioritise the views at every opportunity. The main living level is entered at the top of the building, where an open-plan living and dining area with space for a home office occupies the principal floor and opens through full-width glass doors onto a wide balcony that frames the outlook over Corfu Town and the sea below. Placing the social heart of the home at the highest level means that the views are present and central to daily life rather than glimpsed from a secondary position, and the result is a living space that feels genuinely connected to its extraordinary setting from the moment you step inside. The lower level accommodates two ensuite bedrooms, each opening directly onto the garden and providing a private and ground-level connection to the outdoor spaces that complements the elevated living area above. Three bathrooms serve the property in total, a generosity of provision that reflects a villa designed with guest comfort and rental practicality in mind as much as personal use. Air conditioning runs throughout the building, and the fully furnished specification means the property is ready to occupy or place into the rental market without any additional investment or preparation. The Pool and Garden The landscaped garden to the front of the villa is arranged around a swimming pool that serves as the centrepiece of the outdoor space, creating a setting for outdoor living that is both visually appealing and practically complete. The garden has been thoughtfully designed and is ready to personalise according to the buyer's preferences, while the pool provides the amenity that the holiday rental market in Corfu consistently regards as among the most important factors in booking decisions and achievable weekly rates. Off-road parking for three cars is integrated into the plot in a way that is practical without compromising the appearance or flow of the garden. Directly in front of the villa, an olive grove that forms part of the plot is classified as unbuildable land, which is a protection of exceptional value in a hillside location such as this. It guarantees permanently that the view from the balcony, the living area, and the pool will never be obstructed by future development, and it ensures the privacy and open aspect of the property in perpetuity. In a market where views can be compromised by neighbouring construction, this assurance is a genuinely rare and commercially significant feature. The Location Spartillas is a traditional hillside village in North Corfu, positioned at an elevation that gives it a commanding position above the coastal plain and direct sightlines across to Corfu Town, the Ionian Sea, and the Albanian mountains beyond on clear days. The village has a quiet and authentically local character, and the elevated position provides natural ventilation and a coolness during the summer months that lower-lying coastal properties cannot always offer. The north coast beaches, the resort towns of Dassia and Ipsos, and the amenities of the north-east coastal corridor are all within a short drive, while Corfu Town itself is accessible within a comfortable journey and is visible from the villa throughout the day and beautifully illuminated at night. The hillside villages above the north-east coast of Corfu have attracted a growing number of discerning buyers in recent years, drawn by precisely the combination of elevated views, village character, and coastal accessibility that Spartillas offers. As the supply of available properties with this quality of outlook continues to diminish, the long-term value of well-positioned hillside homes in this area is well supported. Investment Potential The villa has been designed and specified with rental performance clearly in mind, and the combination of sea views, a swimming pool, two ensuite bedrooms, a fully furnished interior, and a hillside location with views over Corfu Town gives it a rental proposition that is exceptionally strong for a property of this size. The vendor indicates rental returns of ten percent or more are achievable, which reflects the consistent demand for view villas with pools from the upper end of the Corfu holiday rental market. Guests who book this type of property are typically seeking the quality of the experience as much as the physical amenities, and Spartillas delivers that quality in a way that flat coastal apartments or village houses without views simply cannot match. The unbuildable olive grove in front of the property is a further investment-grade feature, protecting the view that is the primary driver of the villa's rental appeal and resale value over the long term. At €349,000 for a fully furnished, pool-equipped, view villa completed in 2013 in one of North Corfu's most striking hillside positions, the value here is clear and well evidenced by the fundamentals of the property and its location.
