Modern Newly Built Four-Bedroom Villa with Heated Pool in Sinies, Northeast Corfu – ID 2311821

Chase Real Estate is pleased to present this modern newly built villa for sale in Sinies, one of the most desirable and consistently sought-after areas of Northeast Corfu, positioned just 1.5 kilometres from the beach and approximately 2 kilometres from the cosmopolitan harbour town of Kassiopi. Set on a 1,600 square metre plot and offering approximately 360 square metres of living space across three levels, with four bedrooms, excellent insulation, underfloor heating, air conditioning, solar panels, two heat pumps, pre-wired internet throughout, a heated overflow swimming pool of approximately 40 to 45 square metres, a basement gym and home cinema, three pergolas and a built-in barbecue kitchen, this is a property of exceptional modern specification currently in its final stages of construction, offered at €1,750,000. The Villa Constructed to a high modern standard throughout, the villa has recently been reconfigured to include a fourth bedroom, newly added on the first floor, bringing the accommodation to a total of four bedrooms distributed across the property's three levels in a layout designed for spacious and comfortable contemporary living. The quality of construction is evident in every aspect of the specification, from the excellent insulation that underpins the property's thermal performance to the underfloor heating and air conditioning that together ensure consistent comfort throughout every season of the Corfiot year. Solar panels and two heat pumps provide an efficient and sustainable approach to the property's energy requirements, while pre-wired internet throughout reflects a forward-thinking attention to the practical demands of modern living and remote working alike. The villa is being sold unfurnished, with only the built-in elements included, allowing the new owner the freedom to furnish and style the interior entirely according to their own taste. The Basement and Additional Spaces The basement level of the property is being completed as a private gym and home cinema area, adding a genuinely valuable dimension of leisure and lifestyle space beyond the principal living areas of the villa. This additional accommodation reflects a level of completeness and ambition in the property's design that is relatively unusual even within the upper tier of the Corfu new-build market, and it offers the new owner amenities that would otherwise require significant additional investment to create. The Outdoor Spaces The outdoor areas of the villa have been conceived with the same attention to quality and detail as the interior. A heated overflow swimming pool of approximately 40 to 45 square metres forms the centrepiece of the outdoor environment, offering an extended swimming season and a striking visual feature within the landscaped plot. Three pergolas provide shaded and comfortable outdoor living space at various points around the property, while a built-in barbecue kitchen caters for outdoor cooking and entertaining in a manner that is both practical and stylish. An automated gate and three water storage tanks complete the property's practical infrastructure, the latter offering a valuable degree of independence and resilience in respect of water supply. Natural stone work and wall construction are due to begin shortly, bringing the property closer to its final finished appearance and completing the exterior aesthetic that will define the villa once construction concludes. The Location Sinies occupies a position of genuine prestige within the Northeast Corfu property market, valued for its proximity to the beach, its closeness to the vibrant harbour town of Kassiopi with its restaurants, boutiques and yacht-filled waterfront, and its setting within one of the island's most consistently admired coastal landscapes. The combination of a quiet, elevated residential position with such immediate access to the coastline and to Kassiopi's considerable amenities makes Sinies a location that appeals strongly to purchasers seeking the very best of what Northeast Corfu has to offer, whether for private use or for the strong and well-established holiday rental market that this part of the island commands.
