Dear Crete lovers, As Torsten Bär, your real estate expert based in Heiligenhaus and Herz on Crete, I have already seen countless pearls of the island - but this 119 m² modern natural stone design villa on 3,277 m² of land in Pitsidia? It immediately blew me away. Imagine: sitting on the large veranda, a cool raki in hand, looking out over lush olive groves and majestic mountains, while the pool sparkles in the background. This is not just a property - this is your piece of southern Crete, where time stands still and life pulsates. I know Pitsidia like the back of my hand: this quiet village, just 4 km from Matala and 1 km from the beautiful Kommos beach, is the sweet spot for anyone looking for authenticity without sacrificing comfort. Let me show you this villa as if we were there together. The villa – comfort and charm combined This single-storey natural stone villa (119 m²) is a masterpiece of tradition and modernity: the light stone contrasts beautifully with the tiled floors, aluminum frames and double glazing, which ensures pleasant temperatures. Three bedrooms invite you to dream - one as a master retreat, the others perfect for family or guests. The spacious living/dining area with integrated kitchen is the heart of the house: Here you can cook with fresh herbs from your own garden, heat the fireplace on cool evenings or enjoy the air conditioning when it is hot. Two bathrooms (including toilet) ensure independence, and the equipment is turnkey: furnished, solar water heater for environmentally conscious energy costs, private carport parking space and storage room. It's magical outside - the swimming pool with surrounding terrace, an outdoor kitchen with grill and oven (including a separate outbuilding and barbecue area), a flowering garden with mountain and landscape views. The 3,277 m² plot feels like a private park: enough space for vegetable beds, fruit trees or extensions. Fully fenced, secure and idyllic - ideal as a primary residence for retirees, family nest or smart holiday rental. Pitsidia – The village of the long-lived with a heart Pitsidia is my insider tip in the south of Heraklion: an authentic Crete village with 600 souls, known for its long-lived residents (Blue Zone qualities through Mediterranean diet and mountain air). Quietly located on a hill, but everything is within easy reach: bakeries, cafes, supermarkets and taverns within a 5-minute walk. The climate? Mild, sunny (over 300 days/year), with fresh wind from the Messara Plain. Strategic location: 1km to golden Kommos beach (Minoan ruins, spotting dolphins). 4 km to Matala (hippie caves, beaches, nightlife). 10 km Mires (large purchases), 67 km Heraklion airport (1 hour). Near Faistos Palace and Agia Galini - perfect for excursions. Here you are investing not just in stone, but in quality of life: rising prices due to the tourism boom (+15%/year in Messara), EU legal certainty and potential returns (Airbnb demand high). Technical highlights purchasing advantages Plot: 3,277 m², close to the mountains Living space: 119 m², ground floor, furnished Interior: 3 bedrooms, living/dining kitchen, 2 bathrooms, fireplace, AC Outside: Pool, veranda, outdoor kitchen/barbecue, garden, carport, storage room Energy Solar heater, double glazing, tiles (cooling) Potential Main residence, holiday home, rental (high occupancy) Why strike now? My personal recommendation This villa combines everything: emotional home, smart investment (increase in value through digital cadastre 2026), proximity to your favorites like Matala (Hotel Neos Matala!). Imagine: harvesting olives in the morning, Kommos beach at lunchtime, barbecuing with friends in the evening. This is pure Cretan life – for you, your family, maybe even grandchildren one day.
