Private 3-Bedroom Luxury Villa with Pool in Vigglatouri, North-East Corfu – €1,545,000 – ID 2311906

Chase Real Estate Corfu is pleased to present this private three-bedroom luxury villa currently under development in Vigglatouri, Palies Sinies, one of the most peaceful hillside settings in North-East Corfu. Offering approximately 190m² of internal living space on an 800m² plot, the completed property will combine traditional Mediterranean character with high-quality modern construction, a private 8.5 x 4.5 metre swimming pool, covered verandas, extensive parking and excellent supporting infrastructure. The contractor is responsible for delivering the project fully completed, with estimated completion at the beginning of 2027. The agreed price of €1,545,000 is a net amount with no additional charges for completion of the agreed project. The Villa The villa will provide approximately 190m² of internal living accommodation, excluding the covered verandas, creating additional outdoor living space beyond the stated interior area. The accommodation comprises three bedrooms, with one bedroom positioned separately on the upper floor to provide additional privacy for owners or guests. The property will combine traditional architectural details with modern specifications, including a classic fireplace and energy-efficient aluminium frames fitted with heavy-duty lift-and-slide mechanisms. Heating and cooling will be provided through heat pump and VRV systems, with autonomous ducting for each room. This allows individual areas of the villa to be controlled independently and provides an efficient solution for comfortable year-round occupation. Materials and Finishes Particular attention is being given to the materials used throughout the property. Specially treated Moka marble will be installed across the internal floors of both the ground and upper floors, as well as the central veranda on the upper level. The remaining two upper-floor verandas and the ground-floor exterior area will feature specially treated Nestos Travertine marble, continuing the use of natural stone throughout the principal indoor and outdoor spaces. The combination of marble flooring, traditional stonework and the classic fireplace will give the property a warmer Mediterranean character while retaining the comfort and efficiency expected from a newly constructed luxury residence. Pool and Outdoor Living A private swimming pool measuring approximately 8.5 x 4.5 metres will form the focal point of the outdoor areas, providing a substantial space for swimming and relaxation within the private grounds. Covered verandas extend the living areas outdoors and create a natural connection between the house, pool and surrounding landscape. A dedicated storage area and separate pool pump and engine room will be positioned on the lower level. The parking area will be finished with cobblestones and will provide space for approximately five to six vehicles. Stone walls will be constructed around the perimeter of the plot, clearly defining the property while complementing the natural materials used throughout the villa. Infrastructure and Privacy One of the property's most significant practical features is its 60m³ water reservoir, providing substantial water storage capacity for the residence, swimming pool and outdoor areas. Privacy is another defining characteristic. Access is provided by a quiet shared road with no through traffic, reducing passing vehicles and creating a particularly peaceful environment. According to the information provided, no additional construction is permitted beyond this point, helping to preserve the secluded character of the immediate surroundings. The Location Vigglatouri forms part of the wider Palies Sinies area of North-East Corfu, a region known for its green hillsides, traditional countryside and proximity to some of the island's most desirable coastline. The location provides a peaceful alternative to living directly within the busier coastal villages while retaining convenient access to the beaches, bays, restaurants and amenities for which North-East Corfu is particularly well known. For buyers prioritising privacy, the hillside setting and quiet access road provide an attractive combination of seclusion and accessibility. Investment Potential Offered through Chase Real Estate Corfu, the villa is suitable as a permanent residence, luxury holiday home or potential premium rental investment. A major advantage is that the contractor remains responsible for completing the entire project. Delivery is currently estimated for the beginning of 2027, and the €1,545,000 price represents the net amount for the fully completed property without additional charges for completing the agreed works. The combination of newly constructed accommodation, premium marble finishes, independent climate control, private swimming pool, substantial infrastructure and a highly private North-East Corfu setting creates a well-rounded property for buyers seeking a completed luxury residence rather than managing a construction project themselves.
