Discover this historic house located in Bardos, nestled in an exceptional natural setting, in a dominant position and without any opposite. Located on a plot of more than 5 hectares, it offers a rare, peaceful and preserved environment. An ideal place for nature and authenticity lovers, while remaining easily accessible: a few minutes from the highway and only 20 minutes from Biarritz. This magnificent property of more than 530 m² includes two dwellings: a part recently renovated with quality materials, and a second part to refresh, allowing you to imagine different projects according to your desires. The renovated part develops 270 m² on two levels. On the ground floor, a large living room of 120 m² is structured around a central fireplace and includes an open kitchen, a living area and an office area. A magnificent industrial-style iron staircase, inspired by old agricultural constructions, structures the whole and brings a touch of character. Upstairs, you will discover a large master suite with unobstructed views of the park, its bathroom with shower and bathtub, as well as three other bedrooms and an additional bathroom. In the other wing of the house, a part to be refreshed reveals a vast reception space with an authentic cachet, highlighted by a period fireplace. An old press adjacent to the living room completes this set and offers the possibility of creating a tasting room or a friendly wine cellar. A living room and a large separate kitchen complete the living spaces. Upstairs, there are two beautiful master suites, each with a private bathroom, as well as an office. A beautiful garage of more than 80 m² completes the property. The house has more than 250 m² of attic, currently undeveloped, offering a significant development potential according to the needs and projects of future buyers. After work, these volumes would create about 160 m² of additional living space. Finally, an external outbuilding to renovate completes the whole. It offers several possibilities of use, including garage, independent studio or leisure space (gym, workshop, etc.) On the outside side, a large terrace opens onto a pool area with a 360° unobstructed view, inviting relaxation and conviviality. The agricultural part of the land offers the possibility of accommodating horses. It is also possible to exploit part of the land in a nature area, with the installation of tipis, bubble rooms or other unusual accommodations, for an original tourist reception project in harmony with the environment. Finally, the property is surrounded by an orchard of three hundred apple trees, whose harvest is resold to a local apple juice producer, thus perpetuating the link between the residence and its terroir.
