Verkauf grundstück meerblick Agios Nikolaos von 1627 m² – ID 2315222

This wonderful building plot of 1627 m2 is located only 3.7 km north of the town of Agios Nikolaos, on the seaside road to the famous luxury tourist resort of Elounda. It has the planning permission (allowance) for a house or houses of up to 177 m2, built on one or two floors, plus basement and attic. It already has the pre-approval for a building license for an amazing 2-storey villa of 175 m2 (97m2 ground floor & 78m2 first floor) + a basement of 142 m2 and a swimming pool of 50 m2. The house built here will have some of the most amazing views in the area as from here the town of Agios Nikolaos, the islands of Agioi Pantes and the largest part of the Mirabello Bay as well as the surrounding mountains can be clearly seen. The access to this building plot is excellent as it attaches to the main asphalt road. The plot has water and electricity supply as well as telephone and broadband internet lines right on the spot. Only about a 5-minute drive to the town of Agios Nikolaos and about the same distance to the tourist resort of Elounda. The nearest beach is about a 3-minute drive from the plot. About a 45-minute drive to the international airport of Heraklion. Agios Nikolaos is the capital of the county Lasithi and is located at the Mirabello Bay, north-east Crete, only 40 mins away from the international airport of Heraklion. Geographically the town is well protected from strong winds allowing sea sports and swimming nearly all year round. Although Agios Nikolaos has a population of less than 20,000 it has several banks, supermarkets, shops of every kind, doctors, a modern hospital of high standard, public swimming pool and tennis courts, yacht marina, harbour, cinema, theatre, gyms, a 9-hole golf course, schools ranging from nurseries to 6-level high school and generally all the amenities you would expect to find in a modern European town. The microclimate is one of the best in Greece and the moderate temperatures rarely exceed 30c in summer or fall below 15c in wintertime. This wonderful dry climate together with the natural beauty of the area has attracted most of the high class hotels of Greece to operate here.
