Historic Top-Floor Studios for Sale in Corfu Old Town, Airbnb Licensed, From €190,000 – ID 2288565

A genuine rarity in Corfu Old Town: the top two floors of a 500-year-old building at Velissariou 25, offered as two independent furnished studio apartments that are already Airbnb licensed, actively generating rental income, and ready to use from day one. The 3rd floor studio measures 37 square metres and is priced at €190,000. The 4th floor studio measures 31 square metres and is priced at €195,000. Both are available together for €385,000. Whether the intention is rental investment, personal use, or a combination of both, this is a well-positioned and immediately operational opportunity in one of the Mediterranean's most visited historic urban centres, brought to the market by Chase Real Estate. The Property This listing covers the top two floors of a historic building in the centre of Corfu Old Town, one of Greece's most celebrated UNESCO World Heritage Sites. The building dates back approximately 500 years and has been renovated to a comfortable modern standard while retaining its original structure, architectural character and the sense of history that makes properties in this part of the Old Town so distinctive and sought after. Each floor operates as a fully independent studio apartment with its own entrance, air conditioning and complete furnishings. Both units are currently active on Airbnb with an established rental history, meaning a buyer acquires not just the physical property but a functioning income-generating asset with existing visibility and reviews on one of the world's leading short-term rental platforms, a considerable advantage over acquiring an unlisted property and building a rental history from scratch. The Two Studios The third-floor studio measures 37 square metres and is priced at €190,000. It is the larger of the two units, fully furnished and equipped with air conditioning installed, currently active on Airbnb, and suitable for holiday rentals, long-term stays, or personal use as a pied-à-terre in the Old Town. The fourth-floor studio measures 31 square metres and is priced at €195,000. As the top floor unit, it benefits from the elevated position within the building, and is likewise fully furnished and equipped, with air conditioning installed and an active Airbnb listing. The higher floor position typically commands stronger views and a greater sense of privacy within the building. Purchased together, at €385,000, the two studios can continue operating as independent rental units, be combined into a single multi-level residence of 68 square metres, or be used with one unit for personal occupation and the other generating rental income, giving a buyer considerable flexibility in how the asset is ultimately structured. The Location Velissariou is a central street in the heart of Corfu Old Town, placing these apartments within walking distance of the Liston arcade, the Old Fortress, the main square, cafes, restaurants, shops and the seafront promenade. The Old Town's UNESCO World Heritage status and its consistent year-round appeal to visitors from across Europe make this one of the strongest locations on the island for short-term rental performance, with demand that extends well beyond the peak summer months into a genuinely extended season. Investment Potential Established, already-licensed Airbnb units in the heart of Corfu Old Town are a genuinely scarce commodity, given both the limited stock of historic buildings suitable for conversion and the administrative process involved in securing short-term rental licensing in a UNESCO-protected setting. Acquiring two units with existing rental history removes much of the ramp-up period a new owner would otherwise face, allowing income generation to continue uninterrupted from the point of purchase. Whether retained as a combined two-unit portfolio, used partly for personal stays, or eventually merged into a single larger residence, this property offers a rare combination of turnkey condition, proven performance and one of the most sought-after addresses on the island. Chase Real Estate considers this an exceptional opportunity for buyers seeking an established presence in the Old Town's short-term rental market.
