House for sale in Roses with 3 bedrooms – ID 2320209

A home designed to be enjoyed on the Costa Brava all year round, while also offering the major advantage of a tourist rental licence, allowing the property to generate rental income when it is not being used by the owner. As soon as you enter, you are welcomed by a bright and inviting living room with an open-plan kitchen, creating a spacious and comfortable area with direct access to a terrace overlooking the sea and the Bay of Roses. Thanks to its excellent south-facing orientation, the property enjoys plenty of natural light and offers the opportunity to enjoy both beautiful sunrises and sunsets. The open-plan kitchen is fully equipped with appliances and also features a practical adjoining pantry. On the same level, there is a spacious master suite with a private bathroom, separate WC, built-in wardrobes and a large window providing direct access to the pool area. An internal staircase leads to the lower floor, where there are two further bedrooms. One of them has its own private bathroom, and there is also a third separate bathroom with shower. One of the bedrooms also has direct access to the lower terrace, which connects with the swimming pool area. A renovation designed for comfortable year-round living The property was completely renovated and extended in 2022, with particular attention paid to comfort and energy efficiency. It features 100 mm exterior wood-fibre insulation on the walls and 240 mm insulation beneath the roof, aluminium windows with double glazing and central heating provided by a condensing gas boiler, technically inspected in 2025. Air conditioning was installed on the main floor in April 2025. The bedrooms on the lower level naturally remain considerably cooler during the summer months. In 2024, a 3 kW solar panel system was installed with an electricity compensation agreement with Endesa. The system can be monitored remotely from a mobile phone or laptop. The property also benefits from a fibre-optic internet connection, with the option to retain the current contract with Cortex for €29.50 per month. A fully equipped swimming pool The outdoor area centres around a pleasant private swimming pool that has benefited from a number of upgrades in recent years. It is equipped with an AstralPool UV sterilisation system, a heat pump for heating the pool water and an automatic electric roll-up cover, which helps reduce evaporation and maintain the water temperature. A new swimming pool pump was also installed in April 2026. Next to the pool area there is an office with its own independent exterior access, making it an ideal space for working from home in peace and privacy without interfering with daily life inside the house. Additional spaces, garden and storage The property features several landscaped garden areas as well as a vegetable garden, ideal for anyone who enjoys gardening. The irrigation system is automatic and the property has two rainwater collection tanks, both equipped with pumps: An approximately 3,500-litre tank located underneath the pool terrace. A second approximately 2,500-litre tank located next to the vegetable garden. Outside, there is a large parking area with space for up to three vehicles. Next to the parking area there is also an independent atelier/workshop, ideal for storage, use as a small workshop or for keeping bicycles, sports equipment and other everyday items. Beneath the parking area there is also a large storage room, while a second storage space is located underneath the master bedroom and can be accessed from the pool terrace. A property to enjoy... and to generate income Another major advantage is that the property has a tourist rental licence, giving the future owner the option of combining private use with holiday rentals. This makes it particularly attractive for anyone looking for a second home in Roses while retaining the possibility of generating income during the periods when they are not using the property themselves. Sold almost fully furnished The property is sold with almost all of its furniture. Excluded from the sale are the multicoloured cabinet located in the hallway between the living room and bedroom, the office furniture and electronic equipment. The piano is also not included in the sale and will be removed. There is also the option to retain the existing Verisure alarm system. A very complete property, carefully renovated and equipped for year-round enjoyment, with sea views, a swimming pool with heat pump, solar panels, excellent insulation, an independent office, workshop, generous outdoor areas and a tourist rental licence. A home from which to enjoy Roses at your own pace, with the added possibility of generating income whenever you are not there. Contact us to arrange a viewing and discover it for yourself!
