Property Overview This unfinished house for sale in Sgourades, Corfu, covers 176 square metres of living space arranged across two floors with a basement and two dedicated storage areas. The intended layout includes three bedrooms and three bathrooms, providing a well-balanced and spacious configuration for a family home, a large holiday property, or a rental villa once completed. The structure is already in place, and roof insulation has been completed, representing meaningful preparatory work that reduces both time and cost in the next phase of the project. The interior layout retains full flexibility, allowing the new owner to configure finishes, fittings and room arrangements according to their own preferences and intended use. Swimming Pool and Outdoor Space The 9,180 square metre plot provides a scale of outdoor space that is exceptional for a residential property in Corfu at this price level. Approximately 50 mature olive trees are distributed across the land, giving the plot its natural character and a productive agricultural element alongside the residential use. A natural water source runs near the house, adding to the self-sufficient character of the site. A 54 square metre swimming pool has already been licensed for construction, removing the planning stage for what is one of the most value-adding features of any completed villa in Corfu. The pool can be built as part of the overall completion project without the need for a separate application process. Additional Build Capacity Beyond the main 176 square metre structure, the property retains a further 184 square metres of approved build capacity within the plot. This gives the new owner the option to extend the main house, add a secondary structure such as a guest house or studio unit, or plan a more ambitious development in phases over time. The combination of existing structure and remaining allowance makes this one of the more flexible development opportunities available in the area. The Location Sgourades is a quiet residential area of Corfu with a natural, open character and access to nearby amenities within a short drive. The surroundings are predominantly natural landscape, with the 9,180 square metre plot sitting within this setting and providing a genuine sense of space and privacy that is difficult to find at this price point in Corfu. Investment Potential A plot of this scale, already carrying meaningful construction progress, a licensed swimming pool and a substantial remaining build allowance, represents an unusually complete development package for the price. For buyers seeking a large family home, the combination of existing structure, olive grove and generous additional build capacity allows for a property that can grow in stages alongside the family's needs. For investors, the scope to add a separate guest house or studio unit within the remaining allowance opens the door to a multi-unit rental strategy on a single plot, something rarely available at this entry price. Chase Real Estate considers this a genuinely flexible and forward-looking opportunity in a natural, private Corfiot setting.
