Licensed building plot with an approved stone villa project in the Logkaki, Apolyssoi area of Nissaki, this 1,888 square metre plot is offered with a fully approved project for the construction of a two-storey stone villa with a basement and private swimming pool. The building permit has already been issued and remains valid until October 2028, allowing construction to begin without the delays of obtaining new planning approval. Priced at €395,000, and offered through Chase Real Estate. Plot and Approved Villa Overview The approved villa has a total internal building area of 172 square metres, with a building coverage of 152 square metres, arranged over two floors plus a basement. The plans also include four private parking spaces, while the design stays within the permitted development limits for the plot under the current planning regulations. This ready-designed, stone-built villa concept gives a buyer a fully resolved architectural starting point, removing the lengthy design and approval process that typically precedes construction on Corfu. The planning documentation confirms a maximum permitted building area of 179 square metres for this existing plot, with the approved villa designed accordingly, making efficient use of the site's full development potential without exceeding the applicable limits. Planning and Permitting The project has progressed through both the pre-approval stage, obtained in November 2022, and the final Category 1 Building Permit process, with the permit itself issued on 15 October 2024 and valid until 15 October 2028. This staged progression through Corfu's planning system provides buyers with genuine confidence that the necessary approvals are already in place, considerably reducing both the risk and the waiting time typically associated with new-build projects on the island, and giving a buyer a clear and defined window within which to complete construction. The Location Nissaki is one of the most celebrated locations on Corfu's northeast coast, known for its crystal-clear water, traditional tavernas and a relaxed, upscale atmosphere that consistently attracts discerning visitors from across Europe. The Logkaki, Apolyssoi area sits within this broader setting, offering the kind of elevated, natural surroundings that this stretch of coastline is known for, while remaining conveniently connected to the village and its amenities. Investment Potential A plot with a fully approved stone villa design, valid building permit and clearly documented planning history represents a considerably de-risked proposition compared with undeveloped land requiring a buyer to navigate the planning process from scratch. In a location as consistently sought-after as Nissaki, where demand for both private villas and holiday rental properties remains strong throughout the season, a stone-built villa of this specification would be well positioned to appeal to buyers and, in time, to the premium end of the local rental market. Chase Real Estate regards this as a well-prepared and genuinely ready-to-build opportunity in one of Corfu's most desirable coastal areas.
