7,500m² Buildable Plot with Sea Views for Sale near Spartilas, North Corfu – ID 2311705

Chase Real Estate is pleased to present this 7,500m² elevated hillside plot for sale near Spartilas in North Corfu, offering open views across the sea and surrounding countryside, a building permit allowance of up to 220m², two private wells, and the option to acquire an adjacent plot that would double the buildable area to 440m². With all legal documentation confirmed to be in order, water and electricity available directly next to the plot, and a quiet low-density setting within 10 to 15 minutes of the beaches at Barbati and Ipsos, this is one of the most generously proportioned and practically well-prepared development plots currently available in the North Corfu hillside market. Price negotiations are welcome. The Plot The land extends to 7,500m² across an elevated hillside position that commands open views across the sea and the green Corfu countryside in a setting that is genuinely private and unhurried without being remote or difficult to access. The building permit allows for the construction of up to 220m², sufficient for a spacious and well-appointed private villa with generous terrace and pool areas making full use of the views and the orientation. Two private wells are present on the plot, providing an independent water source that significantly reduces dependence on mains supply and adds a meaningful practical and long-term value to the site, particularly relevant for a development in an elevated hillside location where water infrastructure is an important consideration. Water and electricity connections are available directly adjacent to the plot, meaning the standard utility groundwork of a hillside development project has already been resolved in practical terms. Road access is straightforward, and all legal documentation is complete and in order, removing the two most common sources of delay and uncertainty in Greek land purchase and development projects. A buyer here can move from acquisition to architectural planning and planning submission without the complications that so often accompany hillside plots in the more remote parts of the island. The scale of the plot relative to the buildable footprint is one of its most commercially attractive characteristics. A villa of 220m² on a 7,500m² site would be surrounded by a vast and entirely private estate of gardens, terracing, pool areas, and natural hillside landscape that gives the finished property a sense of space and exclusivity that smaller plots simply cannot replicate. The ratio of land to building here is exceptional, and the visual and experiential result of a well-executed development on a site of these proportions would be a property of genuine distinction in the North Corfu market. The Neighbouring Plot Option A key additional feature of this listing is the option to acquire the neighbouring plot alongside the main site. Purchasing both plots together would provide a combined building allowance of up to 440m², doubling the development potential of the acquisition and opening up a range of project types and scales that a single 220m² permit could not accommodate. For buyers with ambitions beyond a single private villa, whether a larger residential compound, a small boutique villa development, or a multi-unit holiday rental complex, the combined plots represent a development canvas of genuine scale and ambition in a location that is increasingly sought after and increasingly difficult to build in. This option adds a layer of long-term flexibility and value to the acquisition that is worth careful consideration even for buyers whose immediate plan is limited to the single plot. The Location Spartilas is a traditional hillside village above the North East coast of Corfu, valued for its elevated position, its views, and an authentic village character that has remained largely intact despite the growing popularity of the surrounding coastal areas. The village sits above one of the most scenically celebrated stretches of the North East coastline, with Barbati and its renowned pebble beach within 10 to 15 minutes by car, and Ipsos and its beach and resort infrastructure equally accessible. Local tavernas, cafés, and everyday village amenities are close at hand, and the main north coast road provides direct access to Corfu Town, the international airport, and the port, all of which are within a comfortable driving distance. The hillside area between Spartilas, Barbati, and Ipsos has attracted consistent interest from buyers seeking elevated view plots in North Corfu, and the combination of natural landscape, sea views, proximity to the coast, and traditional village surroundings has driven a steady appreciation in land values in this corridor. Nearby villa developments and holiday properties demonstrate the established appeal of the location and the confidence that developers and private buyers alike have placed in this part of the island. The supply of available buildable land of this scale and quality in the area is genuinely limited, and the combination of size, views, wells, utilities, and documentation that this plot offers is not commonly found in the current market. Investment Potential The investment case for this plot is strong and multifaceted. For a buyer developing a private villa for personal use, the combination of 7,500m² of elevated sea-view land, 220m² of buildable area, two wells, and utility connections in this location provides the foundation for a genuinely exceptional private residence in one of the most visually rewarding settings North Corfu has to offer. For a buyer approaching the site as a rental development, a well-designed villa of this scale on a plot of these proportions, with sea views and proximity to Barbati and Ipsos, would be positioned firmly at the premium end of the North Corfu holiday rental market, where supply of quality view villas consistently falls short of demand throughout an extended season. For buyers who choose to exercise the option on the neighbouring plot, the combined 440m² building allowance opens up development scenarios of considerably greater scale and commercial ambition, and the scarcity of combined hillside sites of this total capacity in North Corfu ensures that the long-term land value of the combined acquisition would be well supported regardless of what is ultimately built upon it. At €350,000 for 7,500m² of documented, utility-served, sea-view hillside land with two private wells, a 220m² building permit, and the option to double that capacity through the adjacent plot, this represents a compelling and well-priced entry into the North Corfu development land market.
