50% Completed Villa Project with Sea Views and Pool for Sale in Agni Bay, North East Corfu – ID 2311744

Chase Real Estate is pleased to present this exceptional and genuinely rare development opportunity for sale in Agni Bay, one of the most prestigious and consistently sought-after coastal locations in all of Corfu. Set on a 1,977m² plot with a total planned build of 252m², approximately 50% completed, a swimming pool already in place, open sea views, and the full flexibility to define the finishes, layout, and final design of the completed property, this is an opportunity to acquire a premium development project in a proven and high-demand location at a stage where the structural and foundational investment has already been made and the value-creation opportunity remains firmly with the incoming buyer. At €700,000, this is a price that reflects the current 50% completion status and offers a buyer a compelling entry into the Agni Bay property market that a finished property in this location could not approach. The Project The structure extends to a total planned build of 252m², already approximately 50% completed and designed as a main residence with additional independent living space that provides flexibility for a large private villa, a main house with guest accommodation, or a combined owner-occupier and rental configuration depending on the buyer's intentions. The swimming pool is already in place within the site, which is a meaningful practical advantage that removes one of the most logistically complex and time-consuming elements of a residential development from the buyer's programme and confirms that the principal outdoor amenity of the finished property is already established and waiting to be incorporated into the completed landscape and terrace design. The remaining 50% of the construction gives a buyer full and genuine control over the elements of the property that most directly define its character, quality, and market positioning. The finishes throughout, the final layout configuration, the kitchen and bathroom specifications, the outdoor terracing and landscaping, and all of the design decisions that determine how the finished property feels and presents are entirely the buyer's own to make. This is a level of creative and practical control over the finished result that buying a completed property in Agni Bay, at whatever price, cannot provide, and it is one of the principal reasons that a half-completed project of this quality and in this location is a compelling acquisition for a buyer with clarity of vision and the resources to execute it. The 1,977m² plot provides generous space around the structure for gardens, terracing, and outdoor living areas of considerable ambition, and the sea views that the site commands from its Agni Bay hillside position will be the defining visual quality of the finished property and the feature that most powerfully drives both its personal living experience and its commercial rental performance. The flexible layout of the planned build, designed to accommodate either a single large villa or a main house with independent guest accommodation, gives the buyer the further option of maximising the rental capacity of the finished property by configuring the independent living space as a self-contained unit that can be let separately from the main house throughout the season. The Location Agni Bay is one of the most admired and quietly prestigious locations in all of Corfu, a small and intimate north-east bay whose combination of exceptionally clear water, dramatic green hillside backdrop, and a handful of seafront restaurants that have earned reputations well beyond the island creates an atmosphere of understated quality and exclusivity that is immediately apparent to anyone who visits. The bay is a natural gathering point for sailing yachts throughout the summer season, and the character and clientele of the area reflect a consistent standard of discernment and quality that is baked into the identity of the place and that is the foundation of the strong and sustained demand for high-end properties in this location. The hillsides around Agni Bay are home to some of the finest private villas on the island, and the general standard of residential development in the area reflects the expectations and ambitions of an ownership community that has chosen this location precisely because it offers something that no other part of Corfu can replicate. Completing a development project in Agni Bay means joining that community with a property entirely of your own creation, designed and finished to your own specification, in a location whose value and desirability are as well established and well evidenced as any on the island. Corfu Town and the international airport are within a comfortable drive, and the wider north-east coastal corridor provides easy access to the full range of beaches, villages, and amenities that make this part of the island so consistently appealing. Investment Potential A 252m² villa project on a 1,977m² sea-view plot in Agni Bay, with the pool already in place and 50% of the structure completed, represents a development investment of exceptional quality and location in a market where finished properties at the premium end routinely achieve values and rental returns that reflect the scarcity and prestige of the address. The finished asset, completed to a quality standard appropriate to the Agni Bay setting, would be positioned at the very top of the north-east Corfu residential and rental market, where demand from international buyers and visitors is consistent, growing, and strongly concentrated on exactly the combination of location, views, privacy, and quality that this project is designed to deliver. For buyers with a clear development vision and the resources to complete the project, the gap between the €700,000 acquisition cost at 50% completion and the finished asset value of a well-executed 252m² villa with a pool and sea views in Agni Bay is the fundamental and well-supported investment case for this acquisition.
