Verkoop terrein uitzicht op zee Hvar van 2600 m² – ID 2313125

A plot of land with a total area of approximately 2,600 m² is for sale in an attractive location in Jelsa on the island of Hvar; the site comes with a completed project design for the construction of five contemporary villas featuring private pools. The project entails the creation of five separate building plots, with one detached villa planned for each. The villas are designed as independent residential units with a modern Mediterranean aesthetic, spanning a ground floor and a first floor, complemented by a spacious roof terrace. Each villa includes a private pool and landscaped outdoor areas. According to the design, each villa has a gross developed area of approximately 171 m² and a calculated net usable area of 223 m². The ground floor is conceived as an open-plan, functional living area combining the living room, dining room, and kitchen, while also accommodating an entrance area with a staircase, a utility room, and a bathroom. The first floor houses three bedrooms, two bathrooms, a storage room, and a hallway, along with a balcony of approximately 20 m². A standout feature of each villa is the 65 m² roof terrace with a pergola, designed as a space for relaxation, sunbathing, and outdoor living. Thanks to the land’s positioning, the roof terraces offer views of the sea. The project is adapted to the existing terrain, minimizing the need for extensive excavation or site modification—an added advantage for future development. A public road runs alongside all five future plots, ensuring easy access to each, while essential utility infrastructure is available along the roadside. The combination of an attractive location in Jelsa, five separate villas with private pools, spacious sea-view roof terraces, and existing project documentation makes this property an exceptionally compelling investment opportunity on the island of Hvar. The project is suitable for developing a luxury villa complex or for constructing and subsequently selling the properties individually.
