Verkoop terrein uitzicht op zee Nissaki van 2522 m² – ID 2311861

Price: €300,000 | Plot: 2,522m² | 2 Approved Villas | Approx. 300m² Total Buildable Area | 2 Private Pools | Panoramic Sea Views Chase Real Estate Corfu is pleased to present this 2,522m² development plot in Katavolos, positioned in the hills above Nissaki on Corfu's highly sought-after north-east coast. The property benefits from planning permission for two independent stone villas with a combined buildable area of approximately 300m², together with a designated 50m² private swimming pool for each residence. The existing permit is valid until December 2026 and has been extended until December 2027. With panoramic views across the Ionian Sea, natural stone available directly from the land and an asking price of €300,000, this is an attractive opportunity for a buyer looking to develop two substantial villas in one of North-East Corfu's most established locations. The Plot The property extends to approximately 2,522m² and occupies an elevated hillside position in Katavolos, above Nissaki Bay. One of the plot's defining characteristics is its natural stone composition. Stone sourced directly from the land can potentially be incorporated into the construction of the villas, creating an authentic Corfiot appearance while connecting the finished residences naturally with their surroundings. The elevated position provides panoramic, unobstructed views towards the Ionian Sea and creates an excellent setting for two private villas designed around outdoor living and the surrounding landscape. The Approved Project Planning permission is already in place for the construction of two independent villas with a total buildable area of approximately 300m². Each villa is planned at approximately 150m², comprising around 93m² of principal living accommodation together with a basement of approximately 50 - 60m². The basement areas provide valuable flexibility and could potentially accommodate additional bedrooms, a gym, storage or other supporting spaces depending on the final configuration and permitted use. The use of local stone also provides the potential for additional buildable area within the approved development structure. The existing building permit is valid until December 2026 and has been extended until December 2027, giving a future owner an established route towards developing the project rather than beginning the planning process from the start. Pools and Outdoor Living Each of the two villas has permission for its own private swimming pool of approximately 50m². The pools have been positioned to take advantage of the property's elevated setting and Ionian Sea views, creating a strong connection between the residences and the surrounding landscape. With 2,522m² of total land, the development also provides space around the buildings for terraces, landscaping and outdoor entertaining areas, allowing each villa to maintain its own individual character and private exterior environment. The combination of stone architecture, private pools and panoramic views is particularly well suited to the established style of high-quality villas found throughout North-East Corfu. The Location Katavolos is a peaceful hillside area positioned above Nissaki Bay on Corfu's prestigious north-east coast. The location combines a quieter and more private setting with convenient access to the coastline below, including beaches, seaside tavernas and everyday amenities around Nissaki and the surrounding villages. North-East Corfu is particularly recognised for its green hillsides, traditional stone architecture, clear Ionian waters and established market for high-quality private villas. The elevated position of Katavolos allows the property to benefit from extensive sea views while remaining connected to the beaches and coastal communities below. Investment Potential Offered through Chase Real Estate Corfu, the property provides flexibility for either private or investment-led development. The permission for two independent villas means a buyer could develop both properties as a coordinated investment project, retain one residence while selling or renting the second, or create two homes for family and guests. With approximately 150m² available to each villa, private 50m² swimming pools and panoramic sea views, the approved project incorporates many of the features sought within the North-East Corfu villa market. The existing planning permission also represents a significant advantage, reducing the preliminary work associated with purchasing undeveloped land and establishing what can be constructed. Key Features This development opportunity in Katavolos comprises a 2,522m² plot with planning permission for two independent stone villas offering approximately 300m² of combined buildable area.
