Продажа территория Айос-Николаос площадью 174 кв.м – ID 2307064

One of two building plots of 174 m2 (1 & 2), nicely positioned in the south-western part of the town of Agios Nikolaos, in short walking distance to the town's 5rd primary school, a kindergarden, gym, supermarkets and many more shops and amenities. Each plot has the planning permission (allowance) for a building or buildings of up to 139 m2 of living spaces, plus basement and attic. The asking price of each of the two plots is 80,000 Euros. Both plots can also be bought together as one undivided plot of 348 m2 with a building capacity of 278 m2 + basement at the price of 160,000 Euros. It has excellent asphalt road access from two sides and all services (electricity, water supply, telephone & broadband internet) are right on the spot. Only about 350 meters to the nearest supermarket. Two of the nicest town beaches are less than 1 km away from the plot. Agios Nikolaos is the capital of the county Lasithi and is located at the Mirabello Bay, north-east Crete, only 40 mins away from the international airport of Heraklion. Geographically the town is well protected from strong winds allowing sea sports and swimming nearly all year round. Although Agios Nikolaos has a population of less than 20,000 it has several banks, supermarkets, shops of every kind, doctors, a modern hospital of high standard, public swimming pool and tennis courts, yacht marina, harbour, cinema, theatre, gyms, a 9-hole golf course, schools ranging from nurseries to 6-level high school and generally all the amenities you would expect to find in a modern European town. The microclimate is one of the best in Greece and the moderate temperatures rarely exceed 30c in summer or fall below 15c in wintertime. This wonderful dry climate together with the natural beauty of the area has attracted most of the high class hotels of Greece to operate here.
