That's why it's called "Conforto 3" with modern T4 apartments. on each floor, and located in a quiet urbanization in Portimão, just a few steps from markets and shops and 2.7 km from the main beaches.

When designing the building as a whole and each apartment individually, the designers initially defined and implemented solutions in the project that raise the comfort level of the future owners' permanent residence to the executive class level.
To maintain the environment, tall pine trees are preserved around the perimeter of the building, a healthy environment and an attractive appearance.
To maximize the preservation of the desired temperature in the building as a whole, the thermal bottle principle was applied, that is, the entire contour of the external closing structures has thermal protection superior to the standard. Therefore, the level of energy consumption in apartments according to the energy certificate in T4 Apartments is A.
In addition to increasing thermal insulation during the project, the soundproofing of the premises in the form of changes to the floor structures, wall support on the slabs, the wall structures between the rooms, the entrance structures of the apartment doors were drastically improved.
The sealing of the front part of the side balconies of the kitchens and corridors is made with modern glass renamed according to Triplex double glass with a film between them. This fence in case of damage does not scatter into life-threatening fragments and does not collapse, it remains intact and guarantees the safety of people.
Respecting the requirements of potential buyers regarding the privacy of permanent housing, parts of the bedroom balconies have a continuous concrete fence.

Construction decisions:
1. The building is oriented towards the cardinal points in such a way that the T4 apartments are located to the south, west and north.
2. The building is mainly painted bright white to reduce heating in the hot season.
3. The walls giving access to the general corridor or interroom walls are equipped with additional internal vertical acoustic insulation using new technology and using advanced materials. Additional sound insulation of the brick walls of the concrete structure of the slabs was carried out, which will not allow the propagation of sound/vibration along the building structure during repair work in the apartments.
4. From the experience of construction and operation of buildings in cold climates, the thermal insulation of walls along the perimeter of buildings is improved by increasing the air gap between the wall layers, and the thermal insulation of the roof has been improved by at least 33% by increasing the effective insulation layer in relation to the requirements of the law, which allows future owners to save on the costs of electricity consumed for heating or cooling their apartments and creates a comfortable climate in common areas - building entrances, halls, stairs , etc. Also on the roof, a vapor barrier that allows maximum thermal resistance to be maintained.
5. The outlet of ventilation pipes and roof chimneys is closed from atmospheric precipitation and protected by a grill from small birds and large insects.


Construction solutions:
1. The elevator with a security system, which in the event of a power failure descends to the lower floor and opens the door. The telephone line for communication is installed inside the cabin.
2. Solar panels for heating water and tanks with a capacity of up to 300 liters of heated water for Junkers T4 (the manufacturer Junkers is part of Bosch and produces ceramic panels for water tanks. Everything is made in Germany.).
3. An electric boiler with a capacity of 15 liters of water is installed in the hot water supply system in the kitchen, which will allow hot water to be obtained for those living in the apartments, without waiting for it to drain from the entire vertical system.

4. As there is no parking in the building, the ground floors are additionally insulated.
5. The window/door frames were installed in accordance with the new Portuguese building regulations, leaving an additional plastic insert on the outside that does not allow heat to be transferred to the door frame.
6. Acoustic insulation was installed under the laminate in the rooms to prevent the transmission of sound from neighbors above and below.
